Boiler Replacement & Plantroom Upgrade
Project Overview
TSS Facilities were appointed to deliver a full boiler plant replacement at Bexhill Academy following the complete failure of the existing system. The project involved the installation of new high-efficiency boilers, upgraded pipework, flue systems, and a new control panel, along with system protection measures to future-proof the installation.
All works were carried out within a live school environment, requiring careful planning to ensure continuity of hot water services and minimal disruption to daily operations.

Scope of Works
Mechanical & Plant Installation
- Removal and replacement of existing boiler plant
- Installation of 6 x 115kW Baxi Quinta Ace condensing boilers
- Installation of a 2500L buffer vessel for improved system performance and future capacity
- Installation of new flue systems
- Installation of Adey magnetic filters, air and dirt separators for system protection
- Upgraded distribution pipework and associated components
Controls & BMS Integration
- Installation of new control panel and system controls
Integration with building management system (BMS) - Commissioning and optimisation of system performance
Project Drivers
The project was initiated due to the complete failure of the existing boilers, which posed an immediate risk to building operations and occupant comfort. The upgrade also provided an opportunity to improve system efficiency, reliability, and long-term resilience.

- Challenge: Installation of a 500kg buffer vessel into a basement plantroom
- Solution: Use of specialist lifting equipment (CIS) to safely manoeuvre and position the vessel
