The Challenge:
A 4-inch low carbon steel heating pipe had pinholed and was leaking excessively, causing central heating downtime in a live building — with weekend bookings fast approaching. The heating system needed to be fully operational before close of play Friday.
On top of that, we had to:
- Resource emergency labour at short notice
- Source specialist fittings not stocked locally (secured via overnight courier)
- Work within a tight pipe duct with limited access
- Operate safely in a live building environment
Our Approach
After attending site midweek to assess the issue, our team mobilised immediately.
- Replaced 4-inch threaded low carbon steel pipework
- Installed new low carbon steel pipework with GF black iron fittings & TEEKAY Axilock couplings
- Downsized pipework from 4-inch to 3-inch to overcome space constraints within the duct
- Conducted visual asbestos inspections prior to commencing works
- Provided temporary heaters to maintain comfort levels
When a threading machine couldn’t be delivered directly to site, we adapted quickly, arranging delivery to our office, threading the pipework off-site, and transporting it ready for installation.

- Heating restored before the weekend
